A tenant finish has a deadline that does not move: the day rent starts. We build out commercial interiors for tenants and landlords across Northern Colorado, and we plan every job backward from the date you need to open.

We work from white-box and cold-dark shells as well as second-generation spaces that need to be reworked for a new use.

Permits and landlord approvals

Most tenant improvements need a building permit, and a change in how the space is used can trigger additional code requirements for exiting, accessibility, restrooms, and fire protection. Restaurants and food service spaces also go through county health department plan review.

We prepare the permit submittal, coordinate with the landlord on their work letter and building rules, and schedule inspections so they do not hold up your opening.

    Construction

    One superintendent runs the job. You get a schedule, regular updates, and a clear paper trail on every change.

    Closeout

    Punch list, final inspections, certificate of occupancy, and a complete turnover package with warranties and as-builts.

When should I bring in a contractor on a new lease?

Before you sign, if you can. A quick walkthrough and budget can tell you what the build-out will really cost and how long it will take, which helps when you negotiate the tenant improvement allowance and the rent start date.

Do you work with the landlord or the tenant?

Either. We build for tenants managing their own improvements and for landlords delivering a turnkey space or refreshing a suite between tenants.

Can you work after hours in an occupied building?

Yes. In multi-tenant buildings we schedule noisy or disruptive work around the neighbors and the building rules.
