Pre-construction
Decisions made early cost less. Before a single dollar hits the ground we work through the budget, the schedule, and the drawings to find the problems while they are still lines on paper: missing scope, details that will not build, lead times that threaten the opening date.
Owner's representation
As your representative we attend the meetings, review the contractor's schedule and billing, evaluate change order pricing, and tell you plainly where the project stands. The goal is a project that stays on schedule, on budget, and out of disputes.

We walk the site or review the drawings with you, define the scope, and build a budget and schedule you can make decisions from.

Pre-construction
Constructability review, subcontractor pricing, long-lead procurement, and permit submittals happen before anyone mobilizes.

Construction
One superintendent runs the job. You get a schedule, regular updates, and a clear paper trail on every change.

Closeout
Punch list, final inspections, certificate of occupancy, and a complete turnover package with warranties and as-builts.
Common questions
What is the difference between a construction manager and an owner's representative?
The terms overlap. In both roles we work for the owner rather than performing the construction. An owner's rep typically oversees the whole project team on your behalf, while a construction manager is often focused on budget, schedule, and coordination of the contractors.
Can you estimate a project from conceptual drawings?
Yes. Early estimates are built from the concept, the site, and comparable building systems, then refined as the design develops.
If you manage pre-construction, do we have to hire you to build it?
No. Pre-construction can stand alone. Many owners do continue with us because the budget, schedule, and team are already in place.
