Commercial Construction

Design-Build Contractor in Northern Colorado

One contract covers design and construction, so the drawings, the budget, and the schedule are developed together instead of handed off.

In a traditional project the owner hires a designer, waits for finished drawings, then finds out what they cost. Design-build puts the builder and the design team under one contract from day one, so every design decision is priced as it is made.

Standard Building Company leads design-build projects for commercial and industrial owners across Northern Colorado, working with architects and engineers suited to the building type.

What design-build covers

  • Site evaluation and feasibility
  • Conceptual design and budgeting
  • Architectural and engineering coordination
  • Entitlement and permit submittals
  • Early ordering of long-lead materials
  • Construction and closeout

Why owners choose it

There is one party responsible for the outcome. If the drawings and the field conditions disagree, that is ours to resolve, not a dispute between your architect and your contractor with you in the middle.

It is also faster. Site work and long-lead orders such as steel, switchgear, and rooftop units can start while interior design is still being finished.

Where it fits best

Design-build works well for owner-occupied buildings, pre-engineered metal buildings, industrial and warehouse projects, and tenant improvements where speed to opening matters more than a competitive bid on finished drawings.

How a project runs

  1. 01

    Scope and budget

We walk the site or review the drawings with you, define the scope, and build a budget and schedule you can make decisions from.

  2. 02

    Pre-construction

Constructability review, subcontractor pricing, long-lead procurement, and permit submittals happen before anyone mobilizes.

  3. 03

    Construction

One superintendent runs the job. You get a schedule, regular updates, and a clear paper trail on every change.

  4. 04

    Closeout

Punch list, final inspections, certificate of occupancy, and a complete turnover package with warranties and as-builts.

Common questions

Do I need drawings before I call you?

No. Design-build starts with what you need the building to do, the site you have or are considering, and a budget range. The drawings come out of that process.

How do I know the price is fair without competitive bids?

We bid the trade work competitively to subcontractors and show you the numbers. You see where the money goes as the design develops.

Can I use my own architect?

Yes. If you already have a relationship with an architect or engineer, we can build the team around them.

Talk to us about design-build.

Send the details or give us a call. We will ask a few questions, look at the site or the drawings, and tell you what it will take.
